One layout of the Disney Boardwalk Grand Villas with three bedrooms has two stories and the other layout of the Disney Boardwalk Grand Villas has one story.
The one-story Grand Villas have a much bigger living room area and more balcony space.

Disney Boardwalk Villas Laundry
The Disney Boardwalk Villas have their own laundry room with a washer, dryer, and laundry detergent. It’s big!

The Disney Boardwalk Villas don’t have room service.
If you want to get food close by, you can get hamburgers and salads from the pool at the Disney Boardwalk Resort.
There are also bakeries and a few restaurants close to the Disney Boardwalk Villas.
Pool at Disney Boardwalk Villas
There are two pools at the Disney Boardwalk Villas: a kid-friendly pool with a slide and a hot tub and an adult pool near the recreation center.
We personally LOVE the kid-friendly pool. The pool at Disney Boardwalk has plenty of chairs, daily pool activities for the kids, and a great outdoor restaurant/bar with drinks and food.
Disney Boardwalk Villas Fitness Center
The fitness center at the Disney Boardwalk Villas is open 24 hours and has plenty of weight machines, free weights, ellipticals, treadmills, rowing machines, and bikes.
Plus, the fitness center has cooling towels, free headsets, TVs above the machines, and a drinking fountain.
Disney Boardwalk Villas Coffee Maker
Do the Disney Boardwalk Villas have a Keurig coffee maker? No, but the Disney Boardwalk Villas do have a simple 12-cup Mr. Coffee coffee maker.
You’ll also find two bags of Joffrey’s decaf and regular coffee in the Disney Boardwalk Villas.

How to Get Groceries Delivered to Disney Boardwalk Villas
There are four main options for Grocery delivery at the Disney Boardwalk Villas: Garden Grocer, InstaCart, Walmart Delivery, and Amazon Fresh.
We used Amazon Fresh to have our groceries delivered daily at the Disney Grand Villas and had a great experience. The groceries always arrived on time (within the 2-hour window) and delivery is free with a $35 minimal order.
When your groceries arrive, Amazon Fresh will deliver them to the bellhop at the Disney Boardwalk Resort.
Once your groceries arrive, the bellhop will call you to pick them up downstairs in the lobby or offer to deliver them to you.

Note: It’s WAY better to take the free bus from the Disney Boardwalk Villas to Magic Kingdom than it is to drive. The bus drops you right out at front, vs. having to park and then take the monorail or the boat to the Magic Kingdom entrance.

Yes – you read that right. It’s the same amount of time to walk from the Disney Villas to Hollywood Studios as it is to take the boat. I tested it twice with my family. 😊
Disney Boardwalk Villas to Disney Animal Kingdom (DAK) Transportation
13 min drive by car
Tip: If you have a car, drive to Disney Animal Kingdom vs. taking the free bus. The bus returning to the Boardwalk from Disney Animal Kingdom can sometimes be a long wait (e.g., 30 minutes).
Plus, the bus returning goes to the Yacht Club and the Beach Club before going to the Boardwalk.

The Disney Boardwalk Villas have entertainment for kids throughout the day, a kids recreation center, a dueling piano bar next door, and a dance hall too.

Summary – Review of the Disney Boardwalk Villas
In summary, I love staying at the Disney Boardwalk Villas with my family every 2-3 years.
Disney Boardwalk Villas is within walking distance of both Epcot and Hollywood Studios, and it’s a short 13-bus ride to the front entrance of Magic Kingdom.
The 3-bedroom Disney Boardwalk Villas comfortably sleep 7-8 people, the living room in the 1-story Boardwalk Villas is quite spacious, and the kitchen includes a fridge, microwave, and stove (perfect for meals in the room, delivered by Amazon Fresh).
Plus, the Disney Boardwalk Villas have plenty of amenities to keep you busy if you are not in the parks.
The pool at the Disney Boardwalk Villas is great for kids, the adult pool is perfect for relaxing, the gym is well-maintained and open 25 hours, and there are plenty of activities for kids throughout the day.
Plus, the Disney Boardwalk Villas are within walking distance of many restaurants on the boardwalk as well as quick-service restaurants/stands selling hamburgers, salads, and hot dogs.
The Disney Boardwalk Villas are also on a beautiful boardwalk for walking around the lake and within walking distance of a dueling piano bar and a dance hall that is open on Thursdays, Fridays, and Saturdays from 8 pm-1 am.
If you can afford it, you will love the Disney Boardwalk Villas.

I personally love the Disney Boardwalk Villas, but here are a few potential drawbacks:
1. One set of elevators at the Disney Boardwalk Villas
The Disney Boardwalk Villas have one set of elevators, so you may be waiting for quite a while for the elevator.
2. More than 5 Min from Disney’s Magic Kingdom
Unlike Disney’s Contemporary Resort and Disney’s Grand Floridian Resort & Spa, you are a 13-minute bus ride from Magic Kingdom vs. a quick monorail ride.
3. The balcony rooms may get loud
There are activities on the boardwalk at night, so sometimes the entertainment is loud below and goes until 10 pm.
Plus, you will hear the fireworks from Epcot at night each day.
And please, please, please DON’T stay at the Disney Boardwalk Villas during Disney Marathon Weekend, which is in January. You will get woken up by fog horns and clapping starting at 4 am if you stay at the Disney Boardwalk Villas in a villa by the boardwalk.
4. The furniture is a bit outdated
The mattresses at the Disney Boardwalk Villas are the most comfortable mattresses you will sleep on (I promise – my mom is picky, and she slept well), but the furniture seems to be a mix of odds and ends at the Disney Boardwalk Villas.
Our room looked like it got the odds and ends of furniture from the Disney Animal Kingdom Lodge and the Disney Grand Floridian Resort & Spa.
5. The Disney Boardwalk Villas are expensive
The Disney Boardwalk Villas are a deluxe resort and expensive to stay at, so be prepared to fork out the DVC points and the wallet if you want to stay at the Disney Boardwalk Villas.
What other Disney resorts should I consider for Disneyworld?
If my family didn’t stay at the Disney Boardwalk Villas, I would choose the Disney Beach Club or the Disney Ft. Wilderness cabins.
My sister loves the cabins because they are quiet, and it is so peaceful in Ft. Wilderness. I personally am not a fan, as I like being on the Boardwalk and near the action.
The Disney Beach Club is also close to Epcot and Hollywood Studios, and I love their pool and the style of their rooms.
